Plans Unveiled for New Apartment Scheme in Wirral

Blueoak Estates has submitted plans to Wirral Council for a new-build apartment scheme in Hoylake. If approved, the exemplar scheme will replace the existing dwelling at 37 Stanley Road.  

The application seeks approval for nine high-quality residential units and underground parking, with nine double car parking spaces and ten secure cycle storage spaces at basement level. An additional disabled parking space at ground floor level will provide easy access into the building.

Designed by the Liverpool architects Falconer Chester Hall (FCH), the scheme features a sweeping curved façade inspired by the natural sandstone formations of the surrounding Red Rocks.

Blueoak Estates and FCH also collaborated on the former’s flagship development, The Sail in West Kirby, which has since been shortlisted in the RICS Awards 2019 and the Inside Housing Development Awards 2019.

The planning application seeks to make a useful contribution to the local housing supply through the redevelopment of a sustainable brownfield site whilst simultaneously reducing pressure on greenfield sites elsewhere in Wirral.

Director of Blueoak Estates, Iain MacLean, said, “The proposal was developed following a detailed analysis of the site and its locality, whilst taking into consideration national and local requirements. This scheme has been specifically designed to meet the demand for high-quality accommodation in Wirral.

“Each unit is large and spacious with lift access and it provides an opportunity for those currently living in large homes to downsize, providing independent living and subsequently releasing accommodation back to market for families and rebalancing the housing cycle.”

The submission from Blueoak Estates is supported by a full set of plans and elevations, as well as input from planning, landscape, ecological, transport and heritage experts.

The Heritage Assessment concluded that: “The new building has been designed in a contemporary manner, which is an honest and acceptable response to its surroundings avoiding a pastiche approach.

“The proposal meets the test laid down by national guidance, and it is therefore considered that planning approval should be awarded.”

The scheme is expected to be considered by Wirral Council next year following a consultation.
